About the Project

This project involved the refurbishment and reconfiguration of the building’s mechanical and electrical services to support a new office layout. The works included the relocation of existing air conditioning systems, installation of new ventilation and cooling equipment, plumbing alterations, lighting upgrades, power modifications and comprehensive testing and commissioning. The project was delivered to provide a modern, efficient and compliant workplace environment.

Mechanical Works

  • Removal of existing pipework, ceiling grilles, plenum boxes, and flexible ductwork, with selected ducting reconfigured for integration into the new layout.
  • Relocation and recommissioning of 9 existing air conditioning units to suit the revised office design.
  • Installation of new ventilation systems including an inline extract fan serving the tea point area, cross-talk attenuators, temperature sensors, access doors, and new supply / return grilles.
  • Installation of a new air conditioning system comprising roof-mounted outdoor condensing units and 9 indoor units, including 3 wall-mounted units and 6 ceiling-mounted ducted units.
  • Installation of associated refrigerant pipework, control cabling and condensate drainage systems, including tank pumps serving wall-mounted units.
  • Plumbing modifications to accommodate the new tea point, including new drainage connections and the removal of redundant services.

Electrical Works

  • Installation of pendant lighting integrated with acoustic panelling, including lighting leads and control equipment.
  • Relocation of existing lighting and extension of lighting circuits to suit the new office configuration.
  • Replacement of LED panel fittings with halo-style luminaires and modification of lighting controls from one-way to two-way switching.
  • Installation of new power outlets, additional floor boxes, busbar connections and a new 16A commando socket.
  • Adaptation and extension of small power services to meet the requirements of the refurbished workspace.

Testing & Commissioning

  • Full testing and commissioning of all air conditioning and ventilation systems to verify performance and operational efficiency.
  • Testing and commissioning of 25 lighting and small power circuits.
  • Validation of spare capacity within existing distribution boards and assessment of suitability for additional circuits.
  • Verification of incoming bonding arrangements and electrical infrastructure compliance.
  • Load testing to determine phase loading and confirm adequate system capacity for operational demands.

 

The completed project successfully delivered upgraded mechanical and electrical services, providing a modern, energy-efficient and flexible office environment for the client.
